SUMMARY: Performs various skilled maintenance duties on a variety of buildings and facility equipment, fixtures and systems. Performs a variety of duties in construction, maintenance, electrical and mechanical areas or specializes in an area such as plumbing or electrical. This classification is reserved for those performing skilled duties.
Performs preventive and corrective maintenance projects for both facility physical plant and residential dwelling units.
Operates and tests emergency and electrical systems.
Monitors all equipment for proper operation.
Performs and assists in special projects as assigned by manager.
Installs, troubleshoots, repairs and maintains various plumbing, mechanical and electrical systems.
Supervises maintenance staff including interviewing applicants for employment, making hiring decisions, training, and evaluation of performance in conjunction with manager.
Reviews service requests for repairs and maintenance; determines nature of problems and recommends appropriate solutions; performs necessary work.
Oversees apartment renovations including painting, repairs, and other activities related to refurbishment as needed.
Provides work leadership for lower level maintenance personnel through assignment of work, coordination of effort, provision of technical advice and review of assignment progress.
Recognizes and reports concerns regarding residents' physical, mental and/or emotional status to manager.
Alerts appropriate staff to hazards found in the building.
Maintains maintenance inventory status.
Follows or establishes schedules for cleaning, work requests, overhaul and repairs.
Performs on-call duties as assigned, including holiday coverage.
Performs related work as required.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS:
Tact and courtesy in dealing with residents under sometimes trying conditions. Patience and understanding of the aged. Strong written and verbal English communication skills. Ability to follow verbal and written instructions. Working knowledge of plumbing, electrical and carpentry techniques and procedures. Knowledge of skilled trades and general understanding of building codes. Well rounded knowledge of practices, tools, equipment, methods and materials used in maintenance. Physical skills and ability to perform work that requires continual standing, walking, stooping, bending and lifting up to 75 pounds. Knowledge and understanding of and ability to comply with work safety practices and guidelines relating to asbestos industrial chemicals. Skill to safely handle all workshop and maintenance equipment, including power and hand tools and both freestanding and extension ladders. Knowledge and understanding of a Material Safety Data Sheet. Sound judgment skills to make decisions and handle emergencies if necessary.
High school graduation or equivalent and advanced training or experience equivalent to trade school. Minimum of 3-5 years skilled maintenance experience. Willing to work on-call as required.
Provides work direction to up to four maintenance personnel on specific projects or duties, as assigned. May provide direction to outside contractors as required in absence of Manager.
