Performs repairs, modifications and preventive maintenance tasks on buildings and facility equipment, fixtures and systems.
Assists or accomplishes all maintenance needs in units and common areas of the facility.
Performs minor routine repairs in general facility and apartment units.
Reports maintenance inventory status.
Performs minor modifications, carpentry, and painting work.
Conducts preventive maintenance actions such as lubrication, changing belts, cleaning, filter change and other projects.
Utilizes a wide variety of hand and portable power tools.
Performs apartment renovations including painting, cleaning and repairing.Conducts inspections and annotates posted log results.
Performs on-call duties as assigned.
Works independently for shift coverage, as requested.
Recognizes and reports concerns regarding residents' physical, mental and/or emotional status to supervisor.
Performs related work as assigned.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS:
Tact and courtesy in dealing with residents under sometimes trying conditions. Patience and understanding of the aged. Ability to follow verbal and written instructions. Basic knowledge of safety practices. Basic skills of electrical, plumbing, mechanical and carpentry techniques. Good judgment skills to make decisions and handle emergencies if necessary. Knowledge and understanding of and ability to comply with work safety practices and guidelines relating to asbestos and industrial chemicals. Skills to safely handle all workshop and maintenance equipment, including power and hand tools and both freestanding and extension ladders. Knowledge and understanding of an M.S.D.S.
Physical skills and ability to perform work that requires continual standing, walking, stooping, bending and lifting up to 75 pounds.
High school graduation or equivalent. One to three years of maintenance experience in a health care facility, residential building, or similar facility. Willing to work on-call as required.
